簡(jiǎn)介:I摘要我國(guó)房地產(chǎn)代理行業(yè)歷程十余年的發(fā)展,現(xiàn)已逐步發(fā)展成一個(gè)相對(duì)完善的現(xiàn)代服務(wù)行業(yè),在推動(dòng)房地產(chǎn)市場(chǎng)健康發(fā)展等方面發(fā)揮了重要作用。目前,房地產(chǎn)代理行業(yè)已經(jīng)從引入期逐步走過(guò)發(fā)育期、成長(zhǎng)期,正在向成熟期邁進(jìn);這將引起房地產(chǎn)代理行業(yè)發(fā)展環(huán)境、市場(chǎng)供求、競(jìng)爭(zhēng)態(tài)勢(shì)等發(fā)生巨大變化,進(jìn)而對(duì)房地產(chǎn)代理企業(yè)業(yè)務(wù)經(jīng)營(yíng)提出了嚴(yán)峻的挑戰(zhàn)。在這樣一個(gè)關(guān)鍵的轉(zhuǎn)折時(shí)期,房地產(chǎn)代理企業(yè)如何進(jìn)行戰(zhàn)略選擇才能在未來(lái)的激烈競(jìng)爭(zhēng)中繼續(xù)生存和發(fā)展就成為一個(gè)重要的研究課題。本文就是基于這種認(rèn)識(shí),對(duì)重慶恒信天地房地產(chǎn)代理公司發(fā)展戰(zhàn)略問(wèn)題進(jìn)行全面研究,結(jié)合該公司實(shí)際情況提出切合實(shí)際的發(fā)展戰(zhàn)略的選擇及實(shí)施方案,這不僅對(duì)本企業(yè)具有廣泛的實(shí)用價(jià)值,也為國(guó)內(nèi)其他房地產(chǎn)代理企業(yè)進(jìn)行發(fā)展戰(zhàn)略選擇與實(shí)施提供了重要的參考價(jià)值。本文首先對(duì)企業(yè)戰(zhàn)略及房地產(chǎn)代理基礎(chǔ)理論進(jìn)行了綜述,包括企業(yè)發(fā)展戰(zhàn)略理論、企業(yè)戰(zhàn)略分析模型與方法、房地產(chǎn)代理的業(yè)務(wù)環(huán)節(jié)與業(yè)務(wù)模式以及全程代理營(yíng)銷理論等;然后,從我國(guó)房地產(chǎn)市場(chǎng)的發(fā)展現(xiàn)狀和趨勢(shì)、重慶房地產(chǎn)行業(yè)發(fā)展環(huán)境及趨勢(shì)、我國(guó)房地產(chǎn)代理業(yè)的發(fā)展現(xiàn)狀、房地產(chǎn)代理業(yè)的發(fā)展取向全程代理等方面對(duì)重慶恒信天地房地產(chǎn)代理公司的外部環(huán)境進(jìn)行了全面分析,并總結(jié)出目前該公司面臨的外部機(jī)遇與威脅總結(jié);其后對(duì)重慶恒信天地公司內(nèi)部資源條件、價(jià)值鏈、公司目前運(yùn)作存在的主要問(wèn)題進(jìn)行了分析,總結(jié)出該公司目前內(nèi)部存在的優(yōu)勢(shì)及劣勢(shì),隨后開(kāi)展了對(duì)該公司的VRIO模型分析。在以上研究基礎(chǔ)上,本文提出了重慶恒信天地房地產(chǎn)代理公司發(fā)展戰(zhàn)略的制定與實(shí)施方案。本文認(rèn)為,該公司應(yīng)實(shí)施如下發(fā)展戰(zhàn)略一是全面推進(jìn)“全程代理”戰(zhàn)略,二是確立品牌發(fā)展策略,打造業(yè)內(nèi)最強(qiáng)音,三是實(shí)施人才戰(zhàn)略,四是有效推進(jìn)產(chǎn)品與營(yíng)銷模式的創(chuàng)新戰(zhàn)略。本文運(yùn)用比較分析法、統(tǒng)計(jì)分析法、價(jià)值鏈分析法、VRIO模型、SWOT矩陣以及波特“五力”競(jìng)爭(zhēng)理論模型進(jìn)行分析,采用定性和定量分析相結(jié)合與案例分析的研究方法。關(guān)鍵詞房地產(chǎn)代理,全程代理,營(yíng)銷戰(zhàn)略,發(fā)展戰(zhàn)略

簡(jiǎn)介:以1998年信息產(chǎn)業(yè)部成立為標(biāo)志,信息產(chǎn)業(yè)進(jìn)入了一個(gè)新的發(fā)展時(shí)期。信息產(chǎn)業(yè)作為一個(gè)新興產(chǎn)業(yè),涉及的領(lǐng)域廣,各種數(shù)據(jù)多、雜、亂不易于管理,為此需要一個(gè)完善的系統(tǒng)將這些數(shù)據(jù)納入管理。隨著INTER的迅猛發(fā)展,業(yè)務(wù)管理系統(tǒng)從CS轉(zhuǎn)向BS,同時(shí)當(dāng)前WEB開(kāi)發(fā)有了很多的主流技術(shù)框架。本文用常見(jiàn)的開(kāi)發(fā)技術(shù)J2EE來(lái)設(shè)計(jì)開(kāi)發(fā)濟(jì)南市信產(chǎn)局信息產(chǎn)業(yè)數(shù)據(jù)庫(kù)管理系統(tǒng)。該系統(tǒng)的實(shí)現(xiàn)能全面了解、掌握我市信息產(chǎn)業(yè)的基本情況;實(shí)現(xiàn)信息資源整合,科學(xué)有序管理;改變傳統(tǒng)的統(tǒng)計(jì)手段,建立以企業(yè)為基本統(tǒng)計(jì)單位,區(qū)縣為匯總統(tǒng)計(jì)單位的分級(jí)信息產(chǎn)業(yè)統(tǒng)計(jì)管理體系;充分利用局網(wǎng)絡(luò)平臺(tái),實(shí)現(xiàn)統(tǒng)計(jì)數(shù)據(jù)互聯(lián)網(wǎng)上報(bào);加強(qiáng)信息產(chǎn)業(yè)管理職能,全面及時(shí)掌握產(chǎn)業(yè)概況、企業(yè)基本情況等信息,以便制定相關(guān)政策更好地為企業(yè)服務(wù)。本文在信息產(chǎn)業(yè)數(shù)據(jù)庫(kù)的實(shí)現(xiàn)方面進(jìn)行了深刻的闡釋,信息產(chǎn)業(yè)作為新興的產(chǎn)業(yè)也被越來(lái)越多的人重視,業(yè)已成為人們生活中必不可失的一部分;在對(duì)信產(chǎn)局基本數(shù)據(jù)庫(kù)系統(tǒng)作深入的研究后,從濟(jì)南市信息產(chǎn)業(yè)的發(fā)展趨勢(shì)出發(fā),引出了設(shè)計(jì)信息產(chǎn)業(yè)數(shù)據(jù)庫(kù)管理系統(tǒng)的必然性、必要性;在需求分析階段,根據(jù)信息產(chǎn)業(yè)的特點(diǎn)采用了建模技術(shù)建立了系統(tǒng)框架模型;采用了面向?qū)ο蟮脑O(shè)計(jì)方法,選擇了BS模式的系統(tǒng)體系結(jié)構(gòu),進(jìn)行了系統(tǒng)框架說(shuō)明設(shè)計(jì);數(shù)據(jù)庫(kù)采用微軟的SQLSEVER2000進(jìn)行開(kāi)發(fā),建立了報(bào)表所顯示的行、列數(shù)據(jù)信息均可以靈活定制體系;對(duì)系統(tǒng)的流程與各個(gè)子功能模塊進(jìn)行了詳細(xì)設(shè)計(jì),并利用J2EE開(kāi)發(fā)工具實(shí)現(xiàn)了軟件應(yīng)用系統(tǒng)。濟(jì)南市信產(chǎn)局信息產(chǎn)業(yè)數(shù)據(jù)庫(kù)管理系統(tǒng)在建成至今,運(yùn)行效果良好,同時(shí)隨著信息產(chǎn)業(yè)的發(fā)展壯大,信息產(chǎn)業(yè)數(shù)據(jù)庫(kù)管理系統(tǒng)也隨之進(jìn)行了升級(jí),升級(jí)后的系統(tǒng)能夠很好地為信產(chǎn)局各部門以及下屬各個(gè)部門服務(wù)。
