1、隨著我國(guó)市場(chǎng)經(jīng)濟(jì)機(jī)制的日趨完善,市場(chǎng)面臨著越來越多的挑戰(zhàn),對(duì)房地產(chǎn)市場(chǎng)來說,可見、不可見的風(fēng)險(xiǎn)因素隨之增多。1998年和2008年兩次金融危機(jī)后,我國(guó)經(jīng)濟(jì)面臨產(chǎn)業(yè)結(jié)構(gòu)調(diào)整升級(jí)等難題,國(guó)內(nèi)外經(jīng)濟(jì)形勢(shì)越發(fā)不明朗,改革已進(jìn)入“深水區(qū)”。目前房地產(chǎn)業(yè)在我國(guó)的經(jīng)濟(jì)影響力中占據(jù)重要主導(dǎo)地位,銀行信貸資金進(jìn)入房地產(chǎn)市場(chǎng)額已接近總金額的65%,如房地產(chǎn)業(yè)出現(xiàn)問題,將對(duì)我國(guó)實(shí)體經(jīng)濟(jì)引發(fā)致命沖擊,可謂“一發(fā)動(dòng)全身”。尤其近10年來,我國(guó)房地產(chǎn)市場(chǎng)發(fā)展迅猛,
2、房地產(chǎn)業(yè)投資“過熱”,部分開發(fā)商盲目性投資,局部地區(qū)已出現(xiàn)“泡沫”?!胺?jī)r(jià)有價(jià)無市”、“鬼城”、“購(gòu)房者砸售樓部事件”、“房屋空置率高居不下”、“銷售滯漲”等這些字眼的出現(xiàn)表明我國(guó)房地產(chǎn)業(yè)存在一系列問題,房地產(chǎn)業(yè)出現(xiàn)了“危險(xiǎn)”。而這些問題的出現(xiàn),歸根結(jié)底很大一部分原因是因?yàn)槲覈?guó)市場(chǎng)經(jīng)濟(jì)機(jī)制不健全,投資者投機(jī)行為嚴(yán)重所致。在未來的房地產(chǎn)市場(chǎng),投資者要取得在房地產(chǎn)行業(yè)的成功,勢(shì)必要更加注重市場(chǎng)經(jīng)濟(jì)發(fā)展規(guī)律,提高房地產(chǎn)市場(chǎng)風(fēng)險(xiǎn)防范意識(shí),加強(qiáng)風(fēng)
